Our Services

Full Property Management

Landlord Start Up Fee £290 charged at signing of each new tenancy (excluding tenancy renewal) Monthly Management 8% from the monthly rent.

For this service we include:

  • Marketing and advertising
  • Carry out viewings
  • Obtain full references on new tenants
  • Arrange Gas safety certificates, EPC, Electrical safety (if required) etc.
  • Draw up tenancy agreements and full written/photographic inventory
  • Move in new tenants, explaining emergency procedures
  • Collection and registration/protection of deposit
  • Contact all Utility companies with meter readings.
  • Monthly rent collection, with easy to read statements
  • Regular inspections of the property, report being emailed to you
  • Our maintenance team available 24/7 to help with any issues and keep you informed

Tenant Find Only

75% of one month’s rent payable for each letting where The Tenant is introduced by The Agent. Payable on commencement of a tenancy and deducted from the rent collected at the commencement of a tenancy.

For this service we include:

  • Marketing and advertising
  • Carry out accompanied viewings
  • Obtain full references on new tenants
  • Draw up tenancy agreements
  • Arrange gas certificates, EPC, electrical safety (if required) etc.
  • Move in new tenants
  • Collection of rent and deposit

Other Charges:

  • Energy Performance Certificate (EPC): £90
  • Inventory preparation fee: included this within our Full Management Fee – £90 for Tenant Find Service
  • Preparation of paperwork for Deposit Alternative Dispute Resolution/Statutory Claims: £220
  • Insurance claim/Major works handling fee: 5% of cost of works
  • Duplicate Statements: £3 per copy provided
  • Professional hourly rate: £60 per hour
  • Tenancy Renewal fee: Included this within the Full Management fee

Letting Fee Information

Refundable Holding deposit - 1 weeks rent

Security Deposit - 5 weeks rent

Rent - The agreed monthly rent

Changes to tenancy - £40 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc - Tenants own responsibility unless otherwise stated in contract
